Located close to significant infrastructure and public recreational amenities, including Sydney Olympic Park's world class sporting and recreational facilities.

Development Overview

Quad 1 was acquired by GPT in July 2001 at a cost of $15.5 million, and has 4,800 sqm of office space over three levels. Quad 2 development was completed in June 2002 at a cost of $15.8 million, and has 5,100 sqm of office space over four levels. Quad 3 development was completed in July 2004, at a cost of $16.3 million, and has 5,300 sqm of office space over three levels. Finally, the Quad 4 development completed the Quad Business Park in June 2007. Quad 4 has 8,000 sqm of A-Grade office space at a total of $30.5 million.

Vision and Achievement

As a legacy to the Sydney 2000 Olympics – the greenest Games to date, GPT's vision for the Quad Business Park was to create an international example of sustainable urban renewal and leading environmental design.

The development would allow organisations to demonstrate their commitment to corporate responsibility through built product and also provide GPT with assets that have been ‘future proofed'.

GPT took ownership of the Quad Business Park in 2001, at that stage only Quad 1 had been developed. Since then GPT has gone on to create a total of 23,400 sqm of lettable area across four buildings.

The final stage of the development, Quad 4, was the first speculative office in NSW to achieve a 5 Star Green Star Design.

The Quad Business Park was also awarded the 2008 Urban Taskforce Development Excellence Award for Commercial Development. The award named the Quad Business Park as one of Australia's top eight projects and recognises:

GPT's development strategy, investment management methodology and knowledge of sustainable design meant that this level of performance was delivered within GPT's required commercial returns. Location and Market Profile

The Quad Business Park is located in the Sydney Olympic Park precinct which provides tenants with a unique amenity in an iconic location.

The Park has been identified in the NSW Government's Metropolitan Strategy for Sydney as a Specialist Centre which will provide vital economic activity and employment for NSW.

Located in the geographic centre of Sydney, the Park is well serviced by road, rail and ferry and has excellent public access to a range of facilities, including world class sporting and entertainment venues and to over 10,000 public car spaces. All of these facilities are set within 425 hectares of urban parkland. The location is particularly attractive to tenants wishing to offer their staff the opportunity for work/life balance.

GPT currently owns 8.7 hectares of land (including the Quad Business Park) within SOP. The Sydney Olympic Park Authority has exhibited the draft 2030 Master Plan for the Park which permits an increase in commercial floor space on GPT's sites providing in excess of 80,000 sqm plus the opportunity for residential.

Environmental focus and occupancy wellbeing

The Quad Business Park was designed to provide occupancy wellbeing both inside and outside of the buildings. The key principles for achieving this was to maximise solar penetration to the public space and provide floor depths with an average depth from façade to core of 12 metres.

Quad 4 Key environmental initiatives include:
  • Potable water reduction initiatives - AAAA rated toilets, full installation of “Uridan” waterless urinals and tap ware, and reduced flow shower heads (basins 1.2L/minute, cleaners sink 9L/minute and showerheads 7.5L/minute).
  • Use of recycled water for irrigation, toilet flushing and mechanical cooling towers.
  • Landscaping - A large number of new native trees were planted throughout the development stages, with the beneficial removal of some of the existing introduced species.
  • Greenhouse reduction initiatives - Cyclist facilities including secure change rooms, showers, lockers, and bike racks. Solar Control – façade design and shading systems that reduces the heat load on the building, thereby reducing cooling and heating costs). A chilled beam mechanical system providing superior indoor air and reduced energy costs.
